Why should I submit a building plan?

In the event that unauthorised structure(s) already exist on your property then you are required to submit a building plan to the local authority in order to regularize the situation and obtain approval in order to avoid prosecution and also ensure that there are no problems or delays should you wish to sell the property at any stage.
Who may draw my plans?
The law requires that only persons registered with the South African Council for the Architectural Profession (SACAP) may draw and submit building plans.
What needs approval?
Any building that you plan to build on your property requires that a plan be submitted to the local authority for consideration and approval. This would include new buildings, alterations and additions to an existing building, boundary walls, swimming pools, wendy houses and tool sheds to name a few.
What do I need to submit my building plan?
You will need a copy of your title deeds as well as generally 6 copies of the plan on which the new work is to be clearly detailed together with the relevant application forms. On submission a fee according to the “Tariff of Charges” will be calculated and which must be paid before your plan can be considered.
Remember that only registered architectural professionals can draw and submit your plans. They will be familiar with the submission processes and can advise further.
